A new Norfolk Broad - Introduction

Landscape strategy diagram

Landscape strategy diagram

Approximately 100 hectares (close to 40% of the site) has been allocated for the creation of a new mosaic of wetland habitats. We envisage this would include open water, fens and marshes, reedbeds, carr woodland and grassland. Properly designed, the wetland could bring a multitude of benefits both to the new community at RAF Coltishall and to the surrounding area. We would seek to work with recognised experts including The Broads Authority, English Nature, wetland ecology specialists, academics and local interest groups to develop the design .

We would seek to maximise the new Broad's water management potential as well as its potential to increase biodiversity. With the right balance of landscape types it may be possible to use the wetlands to clean water naturally, balance surface water run off and storm water through sustainable urban drainage (SUDs), provide recreational amenity and even act as a reservoir for residents.

Key principles for the development of the landscape:

  • Create a connected network of green spaces to enrich the landscape and encourage biodiversity
  • Extend and strengthen hedgerows (up to 10km of new species rich native hedgerows)
  • Retain existing mature trees
  • Provide a mosaic of wetland habitats including fen, marsh, carr woodland, sedge grassland and reed beds
  • Manage access for the benefit of all
  • Plant blocks of community woodland to provide windbreaks, shelter and vertical relief
